b) Information Collected Automatically

Log & Technical Data: IP address, browser type, device identifiers, operating system, access dates/times, and usage patterns.

Cookies & Tracking: Cookies and similar technologies to enable core functionality, improve user experience, and analyze usage.

c) Information from Third Parties

OTA Platform Integrations: Reservation and property data when you connect HouseManager with booking platforms (e.g., Booking.com, Agoda, Expedia, Airbnb).

Payment Gateway Providers: Payment-related confirmations and transaction status when you subscribe to our services through PayHere or similar providers.

2. Purpose of Processing Personal Data

We use your information only for legitimate business purposes, including:

  1. Providing Services: To deliver, operate, and maintain our property management software.
  2. Billing & Payments: To process subscription payments securely through PayHere or other regulated payment providers.
  3. OTA Synchronization: To manage and update bookings, availability, and rates across connected platforms.
  4. Customer Support: To respond to inquiries, requests, and complaints.
  5. Product Development: To improve functionality, fix issues, and develop new features.
  6. Legal Compliance: To meet requirements under Sri Lankan laws and regulations.

3. Legal Basis for Processing

Under Sri Lanka's PDPA, we process your personal data on the following legal bases:

  • Contractual Necessity: To provide services you have subscribed to.
  • Legal Obligation: To comply with tax, regulatory, and data retention requirements in Sri Lanka.
