Terms and Conditions

These Terms and Conditions ("Terms") govern the use of HouseManager ("we," "our," "us") website, software, and services ("Services"). By accessing or using our Services, you agree to be bound by these Terms. If you do not agree, please discontinue use of our Services immediately.

1. Definitions

"HouseManager" refers to HouseManager Pvt Ltd, a property management software provider.

"User," "You," or "Your" refers to any business, hotel, guesthouse, or homestay owner using our Services.

"OTA" (Online Travel Agency) refers to platforms such as Booking.com, Agoda, Expedia, Airbnb, Trip.com, and similar.

"IPG" (Internet Payment Gateway) refers to authorized third-party payment processors in Sri Lanka.

2. Scope of Services

HouseManager provides property management software designed to synchronize reservations, availability, and rates across OTA platforms.

HouseManager does not act as a travel agency and does not process direct hotel reservations.

Payments for subscription plans are collected securely through third-party IPGs. We do not store your credit/debit card details.

3. Eligibility

Services are intended for businesses operating legally registered guesthouses, hotels, or homestays.

By using our Services, you represent that you are at least 18 years old and legally authorized to enter into binding contracts in Sri Lanka.

4. Account Registration

To access Services, you must create an account and provide accurate business and contact details.

You are responsible for maintaining the confidentiality of your login credentials.

You must promptly update your details if they change.

5. Subscription & Payments

HouseManager operates on a subscription basis with tiered packages. Prices are displayed on our website and may change from time to time.

Subscription fees are payable in advance, either monthly or annually.

Payments are securely processed through licensed Sri Lankan payment gateways.

We do not collect or store full cardholder details. All transactions comply with the Central Bank of Sri Lanka's electronic payment regulations.

6. Use of Services

You agree to use HouseManager only for lawful business purposes.

You must not:

  • Use the Services to manipulate OTA systems or breach third-party terms.
  • Engage in fraudulent or unlawful activities.
  • Attempt to reverse engineer, copy, or redistribute the software without permission.

7. OTA Integrations

HouseManager integrates with third-party OTAs (Booking.com, Agoda, etc.).

We are not responsible for OTA platform outages, errors, or policy changes.

Users are responsible for complying with OTA terms of service.

8. Data Protection & Privacy

We process personal data in compliance with the Sri Lanka Personal Data Protection Act (No. 9 of 2022).

Please review our Privacy Policy for details on data collection, processing, and your rights.

9. Limitation of Liability

HouseManager provides software on an "as is" basis without warranties of uninterrupted service.

We are not liable for:

  • Financial losses due to OTA cancellations, pricing errors, or booking disputes.
  • Third-party IPG errors, delays, or payment rejections.
  • Losses caused by misuse of your account.

Our maximum liability is limited to the subscription fee paid for the current billing period.

10. Intellectual Property

All intellectual property rights in the software, trademarks, and content belong to HouseManager Pvt Ltd.

Users are granted a limited, nontransferable license to use the software solely for business operations.

11. Suspension & Termination

We may suspend or terminate accounts that violate these Terms or applicable laws.

Upon termination, access to Services will cease, and outstanding fees will remain payable.

12. Governing Law & Dispute Resolution

These Terms shall be governed by the laws of Sri Lanka.

Any disputes shall be subject to the exclusive jurisdiction of the courts of Colombo, Sri Lanka.

Before legal proceedings, both parties agree to attempt resolution through mediation.

13. Amendments

We may update these Terms from time to time. Updates will be published on our website with the revised "Last Updated" date. Continued use of Services after updates constitutes acceptance.
